Our sister company, JELD-WEN 1031, is an acclaimed exchange accommodator company that acts as a Qualified Intermediary to handle property exchanges done under Section 1031 of the Internal Revenue Code. This relationship allows us to handle each kind of tax deferred property transaction, whether it is a rental house or shopping center.

Simultaneous Exchange
Attempting to schedule property closings at precisely the same time is not always possible. Through JELD-WEN 1031, we can structure and document the exchange to accommodate your needs.

Delayed Exchange
A delayed exchange allows an exchanger to dispose of property while reserving the right to exchange it for another property, even before locating the ultimate exchange property. The exchange is tax deferred if three basic conditions exist:

  • Acquisition property is equal to or greater in value than the relinquished property
  • Debt on the acquisition property is equal to or greater than debt on the relinquished property (debt can be offset with additional cash)
  • All proceeds from the relinquished property are used to purchase the acquisition property
